In September 2024, EveryOne Homes was awarded a landmark contract to design and construct 483 affordable homes across Southeast Queensland as part of the Queensland Government’s $2 billion Housing Investment Fund. This fund aims to commence 5,600 social and affordable homes by 30 June 2027
Everyone’s Place project delivers 483 new affordable homes across 291 lots in Southeast Queensland. A diverse housing mix—including single and dual-key homes—was introduced to accommodate individuals, couples, young families, and multi-generational households. Homes were strategically located in growth suburbs with access to essential services and public transport, supporting community integration. Dual-Key Homes Offer innovative “gentle density” solutions that effectively create two separate dwellings under a single roof and title.
The main drivers that determined the typology, mix, and yield for the “Everyone’s Place” project were primarily a response to Queensland’s severe housing affordability crisis and the need for efficient, cost-effective, and flexible housing solutions.
“ “How we want to see affordable housing delivered in the future,” this project sets a new benchmark for timely, quality delivery. We look forward to continuing this momentum and providing more homes to Queenslanders in need”
Queensland Minister for Housing, the Hon.Sam O’Connor MP
Ensuring Accessibility and Adaptability
All designs comply with Livable Housing Australia (LHA) Silver standards, ensuring the homes are accessible and can adapt to residents’ evolving needs to allow for aging over time.
Environmental Excellence
High Performance: Achieving 7-star NatHERS energy ratings for superior comfort and sustainability. Passive Design: Harnessing solar orientation and natural ventilation to reduce energy demand. Native Landscaping: Enhancing biodiversity while promoting water efficiency and low maintenance.
Maximising Housing Supply and Yield
The use of dual-key and multi-dwelling designs on single lots was a deliberate strategy to increase density and “get more keys in doors” faster on the available land, which is more cost-effective than traditional single detached homes.
“In Everyone’s Place, our innovative dual key designs project, our focus on systematic build efficiency driving fast construction times, and a highly experienced, professional project team are the ingredients of success that resulted in government and all consortium partners being so proud of this exemplar project”
Sam Gribble, General Manager, EveryOne Homes

Project highlights
- Construction commenced October 2024
- March 2025 Cyclone Alfred posed a significant challenge for the project. While the event was unexpected, it reinforced the value of maintaining a robust operational and risk management plan which can be acted upon within hours of instructions being received. Importantly, the project remained on track with minimal disruption – demonstrating the team’s capability to adapt and maintain progress under pressure.
- March 2025 – Handovers began
- First 20 homes delivered 2 months ahead of schedule
- July 2025 – On track to meet all milestones: ahead of schedule, high quality, on budget
- By October 2025, 100 homes had been successfully delivered
- Completion planned in early 2027
